SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on November 13, 2020, Glenn Haden, Surviving Joint Tenant executed a certain deed of trust to Fidelity National Title Company, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Mutual of Omaha Mortgage, Inc FKA Synergy One lending, Inc, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Warren County, State of Mississippi in Book 1739 at Page 313 Instrument No. 380826; and

WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated August 31, 2026 and recorded in the aforesaid Chancery Clerk’s Office in Book 1734 Page 443; and

WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Mutual of Omaha Mortgage Servicing Inc, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.

NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on November 13, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the West Door of the County Courthouse of Warren County, located at 1009 Cherry Street, Vicksburg, MS 39180, to the highest and best bidder for cash or certified funds the following described property situated in Warren County, State of Mississippi, to-wit:

Commencing at the intersection of the South line of Mississippi Highway 465 and the East line of Section 20. Township 18 North, Range 2 East, Warren County, Mississippi, run thence South 20 degrees 44 minutes 27 seconds West a distance of 1008.00 feet to the Northeast corner of Lot 1 of the unrecorded Haskins Subdivision: thence run North 70 degrees 56 minutes 27 seconds West a distance of 1796.16 feet to a point on the South right of way of Sea Island Lane: thence run North 20 degrees 50 minutes 58 seconds East a distance of 30.00 feet to a point on the North right of way of said Sea Island Lane and the point of beginning of the herein described parcel of land. From said point of beginning run thence North 69 degrees 09 minutes 02 seconds West along the said North right of way of Sea Island Lane a distance of 119.78 feet to a point: thence run North 18 degrees 59 minutes 49 seconds East a distance of 144.63 feet to a point; thence run South 67 degrees 37 minutes 59 seconds East a distance of 141.45 feet to a point; thence run South 18 degrees 59 minutes 49 seconds West a distance of 141.45 feet to the point of beginning.

I WILL CONVEY only such title as vested in me as Substituted Trustee.
