PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on June 29, 2021, Deborah M. Wolfe executed a certain Deed of Trust to Robert B. Andrews, Trustee for RiverHills Bank, Beneficiary, which Deed of Trust is recorded in the land records in the Office of the Chancery Clerk of Warren County, Mississippi, in Deed of Trust Book 1741 at Page 478; and
WHEREAS, Kenneth B. Rector was duly substituted as Trustee in said Deed of Trust in the place and stead of the Trustee therein named by instrument dated July 10, 2024, recorded in Book 1706 at Page 308 of the said Warren County Land Records; and
WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust and in performance by said mortgagor of certain obligations contained therein, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and
WHEREAS, RiverHills Bank having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of satisfying the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, I, Kenneth B. Rector, Substituted Trustee in said Deed of Trust, will on the 15th day of October, 2026, at or about the hour of Twelve O’Clock Noon, at the front (West) door of the Warren County Courthouse at Vicksburg, Mississippi, offer for sale at public outcry and sell, to the highest and best bidder for cash, the following described property situated in Warren County, Mississippi, together with all improvements and appurtenances now erected on, and all fixtures of any kind or description now attached to, said land:
TRACT ONE: That part of Section 35, Township 16 North, Range 4 East,
Warren County, Mississippi, described as follows:
Beginning at an old fence corner marking the Southwest corner of that certain tract of land containing 3.68 acres, more or less, conveyed unto Webber Brewer and Carolyn Brewer, his wife, by James E. Goldsmith. et ux, by deed dated May 25, 1983, Book 692 at page 93 of the Land Records of Warren County, Mississippi, which point is further described as the Southeast corner of that certain tract containing 0.39 acres, more or less, conveyed unto the said Webber Brewer by Maggie L. Bobb, by deed dated December 21, 1983, Book 708 at Page 247 of the aforesaid Land Records and from said point of beginning run thence along the Westerly line of said 3.68 acre parcel and the Easterly line of said 0.39 acre tract North 28 Degrees 29 Minutes East (sometime said to be North 29 Degrees 33 Minutes East) a distance of 104.5 feet to the Northeasterly terminus of a roadway easement, thirty feet in width described hereinbelow as Tract Four; run thence South 75 Degrees 42 Minutes East a distance of 63.8 feet; run thence North 49 Degrees 37 Minutes East a distance of 696.5 feet to a point on a fence line; run thence along said fence line South 02 Degrees 01 Minutes East a distance of 505.0 feet to a point marking the Southeast corner of said 3.68 acre parcel conveyed to Webber Brewer, et ux, by said deed recorded in Book 692 at Page 93; run thence along the South line of said parcel South 89 Degrees 33 Minutes West a distance of 531.9 feet to a point; thence continue along the South line of said parcel South 82 Degrees 23 Minutes West a distance of 130.8 feet, more or less, to the point of beginning, and containing 3.68 acres, more or less, all lying and being situate in Section 35, Township 16 North, Range 4 East, Warren County, Mississippi.
TRACT TWO: That part of Section 35, Township 16 North, Range 4 East,
Warren County, Mississippi, described as follows:
To reach the point of beginning, begin at an old fence corner marking the Southwest comer of that certain tract of land containing 3.68 acres, more or less, conveyed unto Webber Brewer and Carolyn Brewer, his wife, by James E. Goldsmith, et ux, by deed dated May 25, 1983, Book 692 at Page 93 of the Land Records of Warren County, Mississippi, which point is further described as the Southeast corner of that certain tract containing 0.39 acres, more or less, conveyed unto the said Webber Brewer, et ux, by Maggie L. Bobb, by deed dated December 21, 1983, Book 708 at Page 247 of the aforesaid Land Records and from said point run thence along the Westerly line of said 3.68 acre parcel and the Easterly line of said 0.39 acre tract North 28 Degrees 29 Minutes East (sometime said to be North 29 Degrees 33 Minutes East) a distance of 104.5 feet to the Northeasterly terminus of a roadway easement, thirty feet in width, described hereinbelow as Tract Four; run thence along the Northerly line of said roadway easement North 75 Degrees 42 Minutes West a distance of 104.9 feet to the Southeast corner of that certain tract
containing 1.63 acres, more or less, conveyed unto Webber Brewer, et ux, by Maggie L. Bobb, by deed dated December 21, 1983, recorded in Book 708 at Page 250 of said Land Records, which point marks the POINT OF BEGINNING of the parcel of land conveyed hereby; from said POINT OF BEGINNING thence leaving the North line of said roadway easement and run along the easterly line of said Brewer parcel described in
Book 708 at Page 250 with the following courses and distances: North 38 Degrees 48 Minutes West a distance of 80.1 feet; North 04 Degrees 00 Minutes West a distance of 61.7 feet; North 27 Degrees 35 Minutes East a distance of 65.8 feet to the Northeast corner of said 1.63 acre tract; run thence along the North line of said 1.63 acre tract North 87 Degrees 12 Minutes West a distance of 216.8 feet; thence continue North 87 Degrees 08 Minutes West a distance of 182.8 feet to a point on the East line of Old Highway 27, being the Northwest corner of said 1.63 acre tract; run thence along the East line of said Highway South 09 Degrees 17 Minutes West, 140.3 feet; thence continue South 07 Degrees 35 Minutes West a distance of 37.2 feet to the intersection of the North line of said existing roadway easement with the East line of said Old Highway 27, same being the Southwest corner of said 1.63 acre tract; thence run along the North line of said roadway easement and the

TRACT FOUR: A non-exclusive easement and right of way for the purpose of ingress and egress on the part of the Grantee herein and for the use in common with others over and across that certain existing roadway thirty (30) feet in width and for the further purpose of the installation and maintenance of any utilities necessary for the use of the above described tracts by the Grantee, their successors and assigns, which easement is described in two parts as follows:
Beginning at a point on the East line of Old Highway No. 27 marking the Southwest corner of the 1.63 acre tract described hereinabove as Tract Two and, thence run along the North line of said roadway easement and the South line of said 1.63 acre tract with the following courses and distances: South 84 Degrees 17 Minutes East a distance of 138.8 feet; South 85 Degrees 26 Minutes East a distance of 99.0 feet; North 83 Degrees 31 Minutes East a distance of 133.7 feet; South 76 Degrees 03 Minutes East a distance of 83.6 feet; thence South 75 Degrees 42 Minutes East a distance of 104.9 feet, more or less, to a point marking the Northeasterly terminus of the easement described herein, which point is on the Westerly line of that certain tract containing 3.68 acres, more or less, described in Book 692 at Page 93 of the Warren County Land Records, being Tract One described hereinabove; run thence along the Westerly line of Tract One above described South 28 Degrees 29 Minutes West (sometimes said to be South 29 Degrees 33 Minutes West) a distance of 30.0 feet, more or less, to the Northeast corner of
the parcel containing 0.39 acre described hereinabove as Tract Three; run thence along the North line of said Tract Three as follows: North 75 Degrees 50 Minutes West a distance of 171.0 feet; South 83 Degrees 39 Minutes West a distance of 76.4 feet, to the Northwest corner of said Tract Three above described; continue thence along the South line of roadway easement as same is presently constructed South 83 Degrees 21 Minutes West a distance of 57.3 feet: thence North 85 Degrees 32 Minutes West a distance of 102.4 feet: thence north 84 Degrees 13 Minutes West a distance of 140.1 feet more or less, to a point where the South line of said easement intersects the East line of said Old Highway No. 27; run thence along the East line of said Highway No. 27 North 06 Degrees 59 Minutes East a distance of 30.0 feet, more or less, to the point of beginning, all of said easement lying and being situate in Section 35, Township 16 North, Range 4 East, Warren County, Mississippi, it
being the intention herein to convey, and there is hereby conveyed, a right of way and easement, for the purposes set forth hereinabove, over and across said existing roadway, thirty (30) feet in width as same presently exists upon the ground, whether or not same is hereinabove correctly described by the above courses and distances, For the same consideration, the Grantor herein does hereby convey and quitclaim unto the Grantee herein all right, title and interest of the Grantor in and to that certain easement thirty (30) feet in width, designated as “New Road Easement #1” as described within deed executed by James E. Goldsmith, et ux, in favor of Webber Brewer, et ux, recorded in Book 692 at Page 93 of the said Warren County Land Records
