SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on June 12, 2015, Kevin Calvin Jr., single man executed a certain Deed of Trust to Renfroe & Perilloux LLC, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Fidelity Bank, a Savings Bank, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Warren County, Mississippi, on June 16, 2015, in Book 1723, Page 432, as Document Number 327247 and modified pursuant to the Modification recorded on March 7, 2019, as Document Number 363435, in Book 1630, at Page 532, and modified pursuant to the Modification recorded on May 1, 2023, in Book 1690, at Page 577, Document 404721, and modified pursuant to the Modification recorded on November 20, 2023, in Book 1698, at Page 456, Document 411207, and modified pursuant to the Modification recorded on June 14, 2024, in Book 1704, at Page 807, Document 415006, and modified pursuant to the Modification recorded on December 13, 2024, in Book 1712, at Page 92, Document 420878, and modified pursuant to the Modification recorded on July 1, 2025, in Book 1718, at Page 501, Document 424580, and modified pursuant to the Modification recorded on November 12, 2025, in Book 1724, at Page 97, Document 429660.
WHEREAS, PennyMac Loan Services, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on August 3, 2026 in Book 1732, in Page 441; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PennyMac Loan Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on September 25, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the west front door of the Warren County Courthouse, to the highest and best bidder for cash the following described property situated in Warren County, Mississippi, to wit:
Lot 138 of the Enchanted Hills Subdivision, Part Three, as shown per plat of record in Plat Book 1 at Page 52 of the land records in the office of the Chancery Clerk of Warren County, Mississippi, reference to which is hereby made in aid of and as a part of this description.
More commonly known as: 100 Sherwood Dr, Vicksburg, MS 39180
I will convey only such title as vested in me as Substituted Trustee.
