NOTICE

This is a suit by American Pride Properties, LLC to Quiet and Confirm Tax Title and for Other Relief as to that certain property legally described as:

American Pride Properties, LLC, obtained its interest in the subject property by virtue of a Quitclaim Deed and Assignment granted by MS TL LLC TESCO Custodian dated November 7, 2025, and recorded on November 17, 2025, as Instrument 429720, in Book 1724 at Page 127 in the Office of Chancery Clerk of the Warren County, Mississippi. MS TL LLC TESCO Custodian being the highest and best bidder at the tax sale dated August 28, 2023, for the 2022 Warren County, Mississippi ad valorem taxes, which were not redeemed, and was granted a Chancery Clerk’s Conveyance dated October 16, 2025, and recorded on the same day as Instrument 426820 in Book 1722 at Page 641 in the Office of the aforesaid Chancery Clerk.
If you have a legal or equitable claim or interest in this real property and/or any personal property contained therein, you are required to mail or hand-deliver a copy of your response to the Complaint to Quiet and Confirm Title and For Other Relief to the attorney for Plaintiff, Negrotto & Associates, PLLC, c/o Lewie G. “Skip” Negrotto, IV, the attorney for Plaintiff, whose post office address is 133 Davis Avenue, Ste L, Pass Christian, MS 39571. YOUR RESPONSE MUST BE MAILED OR DELIVERED WITHIN THIRTY DAYS FROM THE 12th day of August 2026 WHICH IS THE DATE OF FIRST PUBLICATION OF THIS SUMMONS. IF YOUR RESPONSE IS NOT SO MAILED OR DELIVERED, A JUDGMENT BY DEFAULT WILL BE ENTERED AGAINST YOU FOR THE RELIEF DEMANDED IN THE COMPLAINT.
