SPECIAL COMMISSIONER’S NOTICE OF FORECLOSURE SALE
WHEREAS, on October 14, 2021, Richard E. Read aka Richard Read and Alice A. Read aka Alice Read, as joint tenants with full rights of survivorship executed a certain deed of trust to Morris & Associates, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for PennyMac Loan Services, LLC, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Warren, County, state of Mississippi, on October 28, 2021, in Book 1743, Page 127, as Document Number Instrument 389040.
WHEREAS, Dean Morris, LLC was appointed Special Commissioner by Order of the Chancery Court dated September 26, 2025 in Warren County Chancery Cause No. 75CH1:24-cv-00189-VRB and was instructed to judicially foreclose on the subject property.
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, and secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PennyMac Loan Services, LLC, under court order having requested the undersigned Special Commissioner to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale
NOW THEREFORE, Dean Morris, LLC, appointed Special Commissioner, will on July 29, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the west front door of the Warren County Courthouse, to the highest and best bidder for cash the following described property situated in Warren County, Mississippi, to wit:
The following described tract or parcel of land lying and being situate in the County of Warren, State of Mississippi, more particularly described as follows, to-wit:
All of Lot 12 of that certain subdivision known as Clear Creek Plantation, Part One as shown by plat of record in Plat Book 3, Page 118 of said Land Records.
Being that parcel of land conveyed to Richard E. Read and Alice A. Read, as joint tenants with full rights of survivorship from C & W Homes, Inc., a Mississippi Corporation by that deed dated 2/28/2000 and recorded 3/1/2000 in deed book 1196, at page 728 of the Warren County, MS public registry.
Being that parcel of land conveyed to C & W Homes, Inc., a Mississippi Corporation from Ceres Plantation, LLC, Mississippi limited liability company by that deed dated 7/14/1999 and recorded 7/23/1999 in deed book 1178, at page 358 of the Warren County, MS public registry.
Being that parcel of land conveyed to Ceres Plantation LLC, a limited liability company from William T. Harris and
Paul S. Campbell by that deed dated 9/15/1998 and recorded 9/28/1998 in deed book 1152, at page 187 of the Warren County, MS public registry.
Being that parcel of land conveyed to Ceres Plantation LLC, a limited liability company from William T. Harris by that deed dated 9/15/1998 and recorded 9/28/1998 in deed book 1152, at page 183 of the Warren County, MS public registry.
TOGETHER WITH: A 1998 CAPPAERT MOBILE HOME, SERIAL NO. CHVM4998256AB More commonly known as: 112 Stockton Dr, Vicksburg, MS 39183
I will convey only such title as vested in Dean Morris, LLC as Special Commissioner.
