PUBLIC NOTICE

NOTICE OF SUBSTITUTE TRUSTEE’S SALE
STATE OF MISSISSIPPI
COUNTY OF WARREN

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated April 11, 2024, executed by MICHAEL EARL TYLER and KATHY REE TYLER conveying certain real property therein described to WILSON & ASSOCIATES, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS BENEFICIARY, AS NOMINEE FOR GUILD MORTGAGE COMPANY LLC, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Warren County, Mississippi filed and recorded April 11, 2024, in Book 1749, Page 255; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to NEWREZ LLC; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on July 24, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the Front Steps of the Warren County Courthouse, 1009 Cherry Street, Vicksburg, MS 39183 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Warren County, Mississippi, to wit:

ALL OF LOT 43 OF “REVISED LAKELAND VILLAGE” SUBDIVISION AS SHOWN ON THE PLAT OF SAID SUBDIVISION ON FILE IN PLAT BOOK 2 AT PAGE 88 OF THE WARREN COUNTY, MISSISSIPPI LAND RECORDS.

BEGIN AT AN IRON MARKING THE SOUTHWEST CORNER OF LOT 43 OF “REVISED LAKELAND VILLAGE” REFERRED TO ABOVE AND RUN THENCE WITH THE NORTH LINE OF THIS LOT NORTH 44 DEGREES 16 MINUTES EAST 421.64 FEET TO THE NORTHWEST CORNER OF LOT 43 AT THE WEST RIGHT OF WAY OF ROLLINGWOOD DRIVE CONTINUE ALONG SAID WEST RIGHT OF WAY OF ROLLINGWOOD DRIVE TO THE P. T. OF THE CURVE, WHICH SAID P.T. IS JOINED BY A CHORD 91.82 FEET LONG WHICH BEARS NORTH 24 DEGREES 37 MINUTES WEST; CONTINUE ALONG THE WEST RIGHT OF WAY OF ROLLINGWOOD DRIVE NORTH 17 DEGREES 42 MINUTES WEST 158.80 FEET TO THE SOUTHEAST CORNER OF LOT 26 OF CITED SUBDIVISION; RUN THENCE SOUTH 37 DEGREES 15 MINUTES WEST 362.18 FEET TO THE SOUTHWEST CORNER OF LOT 24; THENCE SOUTH 02 DEGREES 38 MINUTES EAST 248.7 FEET TO THE POINT OF BEGINNING. THIS PARCEL CONTAINS 1.73 ACRES, MORE OR LESS.
PROPERTY ADDRESS: The street address of the property is believed to be 337 ROLLINGWOOD DRIVE, VICKSBURG, MS 39183. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
