PUBLIC NOTICE

SUBSTITUTE TRUSTEE’S NOTICE OF SALE

WHEREAS, on September 1, 2022, Tanner Marie Jeffers, an unmarried woman, executed a Deed of Trust to Granville Tate, Jr., Trustee for the benefit of Mortgage Electronic Registration Systems Inc. (MERS), recorded on September 1, 2022, in the office of the Chancery Clerk of Warren County, Mississippi, as Instrument #398102 in Book 1745 at Page 402; and,

WHEREAS, on or about August 1, 2025, Trustmark National Bank, a national banking association, converted to Trustmark Bank, a Mississippi banking corporation (“Trustmark Bank”), retaining all rights, claims, and interests in and to the aforementioned Deed of Trust and the indebtedness secured thereby; and,

WHEREAS, Mortgage Electronic Registration Systems Inc. (MERS), assigned said Deed of Trust to Trustmark Bank, as recorded on April 14, 2026, as Instrument #432182 in Book 1728 at Page 377 of the records of the office of the Chancery Clerk of Warren County, Mississippi; and,

WHEREAS, Trustmark Bank, the holder of said Deed of Trust and the Note secured thereby, substituted McKay Franklin PLLC as Trustee in said Deed of Trust, as authorized by the terms thereof, and recorded on April 29, 2026, as Instrument #432421 in Book 1728 at Page 563 in the office of the aforesaid Chancery Clerk; and,

WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having requested the undersigned Substitute Trustee to execute the Trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney’s fees, Substitute Trustee’s fees and expenses of sale;

NOW, THEREFORE, the undersigned McKay Franklin PLLC, being the Substitute Trustee, does hereby give notice that on June 17, 2026, between 11:00 o’clock a.m. and 4:00 o’clock p.m., being the legal hours of sale, it will proceed to sell at public outcry, to the highest bidder for cash, at the front steps of the Warren County Courthouse in Vicksburg, State of Mississippi, the following real property described and conveyed in said Deed of Trust, lying and being situated in Warren County, Mississippi, and being more particularly described as follows, to-wit:

The West One-half (W-1/2) of Lot 163 of Square 25 of what is known as “Vicksburg Proper” per plat thereof in Plat Book l at Page 23 of the Land Records in the office of Clerk of the Chancery Court of said Warren County.

The undersigned will convey only such title as is vested in it as Substitute Trustee.
