PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on April 30, 2024, Seven Thirty Seven Thomas LLC, John R. Laughlin, IV, Sole Member, executed a deed of trust to T.D. Service Company, Trustee for the benefit of Velocity Commercial Capital, LLC, executed a Deed of Trust, Security Agreement and Assignment of Leases and Rents (“Deed of Trust”) to T.D. Service Company, Trustee for the benefit of Velocity Commercial Capital, LLC, which deed of trust is recorded in Deed of Trust Book 7307 at Page 4203 and corrected and re-recorded in Book 7307 at Page 7828, in the Office of the Chancery Clerk of the First Judicial District, County of Hinds, State of Mississippi and recorded in Deed of Trust Book 1751 at Page 250, in the Office of the Chancery Clerk of Warren County, State of Mississippi; and
WHEREAS, said Deed of Trust was last sold, assigned and transferred to U.S. Bank Trust Company, National Association, as Trustee for Velocity Commercial Capital Loan Trust 2024-4 by Assignment recorded March 21, 2025 in Book 7316 at Page 7664 and by Assignment recorded July 17, 2025 in Book 7321 at Page 4831 in the Office of the Chancery Clerk of the First Judicial District, County of Hinds, State of Mississippi and by Assignment recorded March 21, 2025 in Book 1714 at Page 770 in the Office of the Chancery Clerk of Warren County, State of Mississippi; and
WHEREAS, U.S. Bank Trust Company, National Association, as Trustee for Velocity Commercial Capital Loan Trust 2024-4, the holder of the Deed of Trust and the note secured thereby, substituted McCalla Raymer Leibert Pierce, LLP as Trustee therein, as authorized by the terms thereof, by instrument dated October 2, 2025, recorded in the Office of the Chancery Clerk of the First Judicial District, County of Hinds, State of Mississippi in Book 7329 at Page 3967 and by instrument dated January 29, 2026, recorded in the Office of the Chancery Clerk of Warren, County, State of Mississippi in Book 1726 at Page 411; and
WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable, in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness, U.S. Bank Trust Company, National Association, as Trustee for Velocity Commercial Capital Loan Trust 2024-4, having requested the undersigned Substitute Trustee to execute the trust and sell the land and property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees, Substituted Trustee’s fees and expense of sale.
NOW, THEREFORE, WE, McCalla Raymer Leibert Pierce, LLP, Substituted Trustee under the Deed of Trust, will on the 24th day of April, 2026, offer for sale at public outcry and sell to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the front door of the Hinds County, First Judicial District Courthouse located in Jackson, Mississippi, the following described property situated in Hinds County, First Judicial District, Mississippi and in Warren County, Mississippi, being the same property described in the Deed of Trust:

London, on the 9th day of April, 1945, which Deed is recorded in Deed Book 247 at Page 38 of the Land Records of said County and being also the same property conveyed to Bernard Powers and Marie V.
