SUBSTITUTED TRUSTEE’S NOTICE OF SALE
Whereas, on 11/17/2017, James M Tucker a single man, executed a certain deed of trust to Granville Tate, Jr, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Trustmark National Bank, its successors and assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Warren County, , State of Mississippi as Instrument No 352017, Book 1731, Page 99; and Whereas, said Deed of Trust was transferred and assigned Freedom Mortgage Corporation and recorded 4/6/2022 as Instrument No. 394333, Book 1674, Page 821; and Whereas, Freedom Mortgage Corporation has heretofore substituted Nestor Solutions, LLC, as Trustee by Instrument recorded on in the aforesaid Chancery Clerk’s Office as Instrument No. 412505, Book 1700, Page 605 and Whereas, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale. Notice To Bidders: Please be advised that the Trustee may require entity or trust bidders at this trustee’s sale to provide information, documentation and/or certification of the vesting instructions and the data required to be reported pursuant to FinCEN regulations effective for transfers of residential real property to covered transferees on or after March 1, 2026. The required information must be provided to the trustee before a trustee’s deed upon sale will be issued for covered transfers.
