PUBLIC NOTICE
SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on October 5, 2005, JOYCE A. TYLER, AN UNMARRIED WOMAN, executed a Deed of Trust to JERRY BAKER, as Trustee and, FIRST HORIZON HOME LOAN CORPORATION, as Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Warren County, Mississippi, in Book 1557, Page 73; which Deed of Trust has been duly transferred and assigned to U.S. Bank National Association, as Trustee for Structured Asset Investment Loan Trust Mortgage Pass-Through Certificates, Series 2006-3, by assignment recorded on August 1, 2012, in Book 1538, Page 625 in the office of the Chancery Clerk of Warren County, Mississippi; and
WHEREAS, default has occurred in the payment of the indebtedness secured by said deed(s) of trust, and U.S. Bank National Association, as Trustee for Structured Asset Investment Loan Trust Mortgage Pass-Through Certificates, Series 2006-3, as beneficiary, has authorized and instructed Padgett Law Group as substitute trustee to foreclose said deed(s) of trust by advertisement and sale at public auction in accordance with the statutes made and provided therefor.
THEREFORE, notice is hereby given that pursuant to the power of sale contained in said deed(s) of trust and in accordance with the statutes made and provided therefor, the said deed(s) of trust will be foreclosed and the property covered thereby and hereinafter described will be sold at public auction to the highest bidder for cash at the Front Door Steps of the Warren County Courthouse, at Vicksburg, Mississippi, and will sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on March 6, 2026, to satisfy the indebtedness now due under and secured by said deed(s) of trust.
Padgett Law Group will convey only such title as vested in it as Substituted Trustee. The premises to be sold are described as:
A CERTAIN LOT OF GROUND, TOGETHER WITH ALL BUILDINGS AND IMPROVEMENTS THEREON, AND ALL THE RIGHTS, WAYS, PRIVILEGES, SERVITUDES AND ADVANTAGES THEREUNTO BELONGING OR IN ANYWISE APPERTAINING, SITUATED IN THE COUNTY OF WARREN, MISSISSIPPI, MORE PARTICULARLY DESCRIBED AS FOLLOWS, TO-WIT:
ALL OF LOT TWENTY-ONE (21) OF BROADMOOR SUBDIVISION, PART II, AS RECORDED IN PLAT OF RECORD IN DEED BOOK 328 AT PAGE 58 OF THE LAND RECORDS OF WARREN COUNTY, MISSISSIPPI.
IMPROVEMENTS THEREON BEAR THE MUNICIPAL NO. 411 HAAS STREET, VICKSBURG, MISSISSIPPI.
BEING THE SAME PROPERTY ACQUIRED BY MORTGAGOR HEREIN PER ACT DATED APRIL 24, 1998, FILED FOR RECORD IN DEED BOOK 1136 AT PAGE 842.
The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded. Padgett Law Group reserves the right to award the bid to the next highest bidders should the highest bidder fail to timely tender the total amount due.
