PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on April 29, 2014, James Marshall, an unmarried man executed a certain deed of trust to Denise McLaurin, Trustee for the benefit of Regions Bank d/b/a Regions Mortgage which deed of trust is of record in the office of the Chancery Clerk of Warren County, State of Mississippi in Book 1719 at Page 713 Instrument No. 316720; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated August 15, 2024 and recorded in the aforesaid Chancery Clerk’s Office in Instrument #416270 Book 1708 Page 147; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Regions Bank dba Regions Mortgage, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on March 6, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the West Door of the County Courthouse of Warren County, located at 1009 Cherry Street, Vicksburg, MS 39180, to the highest and best bidder for cash or certified funds the following described property situated in Warren County, State of Mississippi, to-wit:
PARCEL ONE: All of Lot 47 of Marion Park Subdivision, Block A, Part 4, a plat of which is of record in Plat Book 1 at Page 37 of the Land Records in the Office of the Chancery Clerk of Warren County, Mississippi.
PARCEL TWO: Beginning at the Southwest corner of Lot 48, Marion Park Subdivision, Block A, Part 4, as recorded in Plat Book 1 at Page 37 of the Land Records of Warren County, Mississippi; thence North 36 degrees 16 minutes West, 125.1 feet; thence North 57 degrees 30 minutes East, 12.2 feet; thence South 31 degrees 06 minutes East, 134.84 feet to the point of beginning. Said parcel being Part of Lot 48, Marion Park Subdivision, Block A, Part 4, Warren County, Mississippi and containing 0.02 acres, more or less.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
