PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF SALE WHEREAS, 11/20/2020, Matthew Kyle Mattson, unmarried man executed a certain deed of trust to Ellis & Ellis, Attorneys at Law, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Riverhills Bank. which deed of trust is of record in the office of the Chancery Clerk’s office of Warren County, State of Mississippi in Instrument No. 380876 Book 1739 Page 325 and recorded on 11/25/2020; and WHEREAS, Vylla Solutions, LLC has heretofore been substituted as Trustee by instrument dated 12/22/2025 and recorded in Instrument No. 430449 Book 1724 Page 695 the aforesaid Chancery Clerk’s office; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Vylla Solutions, LLC, as Substituted trustee of Carrington Mortgage Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale. NOW, THEREFORE, Vylla Solutions, LLC, Substituted Trustee in said deed of trust, will on 2/25/2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.), Front Steps of the Warren County Courthouse, 1009 Cherry Street, Vicksburg, MS 39183 to the highest and best bidder for cash or certified funds the following described property situated in Warren County, State of Mississippi, to-wit: Parcel 1: Commencing at the Northeast Corner of Lot 2 of the Gibson Estate as recorded in Plat Book 75, at Page 30 of the Land Records of Warren County, Mississippi; thence S 35-59-11 W, 591.80 feet to a point on the South side of Gibson Road; thence S 06-39-11 W, 777.10 feet, more or less, to a 1” iron pipe found with a MS West State Plane coordinate of N: 1015520.430 E: 2149636.664, being the point of beginning; thence S 54-45-49 E, 286.54 feet to a 1/2” iron rod found; thence S 21-44-11 W, 72.30 feet; thence S 25-47-11 W, 357.71 feet to a point in the center of a creek, passing through a witness point set on top bank of said creek 26.55 feet from actual corner; thence along said creek, S 80-48-45 W, 162.47 feet; thence continue along said creek, S 66-05-30 W, 201.61 feet; thence leaving said creek, and through a 1” iron pipe found as a witness point on top bank of said creek 28.46 feet from actual corner, N 00-57-06 W, 423.16 feet to an angle iron found; thence N 51-26-58 E, 383.69 feet to the point of beginning, containing 5.05 acres, more or less, and being located in Section 9, Township 15 North, Range 4 East, Warren County, Mississippi. Parcel 2: Commencing at the Northeast Corner of Lot 2 of the Gibson Estate as recorded in Plat Book 75, at Page 30 of the Land Records of Warren County, Mississippi; thence S 35-59-11 W, 591.80 feet to a point on the South side of Gibson Road; thence S 06-39-11 W, 777.10 feet, more or less, to a 1” iron pipe found with a MS West State Plane coordinate of N: 1015520.430 E: 2149636.664; thence S 54-45-49 E, 286.54 feet to a 1/2” iron rod found, being the point of beginning; thence S 54-45-49 E, 223.00 feet to a 1” iron pipe found on the apparent western right-of-way of Hoxie Road; thence along said apparent western right-of-way the following bearings and distances: S 37-58-27 W, 78.85 feet; S 24-10-51 W, 109.38 feet; S 18-37-30 W, 95.30 feet, passing through a witness point set on top bank of said creek 18.09 feet from actual corner; thence leaving said western right-of-way, along the center of creek, N 88-19-58 W, 151.35 feet; thence continue along said creek, S 81-53-29 W, 90.39 feet; thence leaving said creek, and through a witness point set on top bank of said creek 26.55 feet from actual corner, N 25-47-11 E, 357.71 feet; thence N 21-44-11 E, 72.30 feet to the point of beginning, containing 1.66 acres, more or less, and being located in Section 9, Township 15 North, Range 4 East, Warren County, Mississippi.
