SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on October 21, 2021, Amira Scott, Single Woman and Samuel Sayles, Single Man executed a certain Deed of Trust to Teller, Hassell, & Hopson, LLP, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Open Mortgage, LLC, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Warren County, Mississippi, on October 22, 2021, in Book 1743, Page 100, as Document Number 388919.
WHEREAS, PennyMac Loan Services, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on May 28, 2026 in Book 1730, in Page 97-99, as Document Number 432944; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PennyMac Loan Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on August 7, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the front steps of the Warren County Courthouse, to the highest and best bidder for cash the following described property situated in Warren County, Mississippi, to wit:

Parcel 1: Certain real property in Warren County, Mississippi, being a part of Lot Five (5) of Stephen Barefield Survey the plat of which is recorded in Administrator’s Account Book “PP” page 427 of the records in the office of the Chancery Clerk of Warren County, Mississippi, more particularly described as follows, to-wit:
To get to the point of beginning, commence at the southwest corner of the property of Sam and Marguerite Price as shown by plat recorded in Deed Book 261 at page 79 of the Land Records of Warren County, Mississippi, and run thence North 77 degrees West 657 feet to a point; thence North 83 degrees West
571.5 Feet to an iron pipe on the north side of the Standard Hill Road, which said pipe is on the fence line dividing the property formerly owned by Frank Risher and the property formerly owned by the Navra Estate, said fence being the accepted dividing line between Lots 5 and 6 of said Stephen Barefield Survey, and said point being the Point of beginning of the tract herein described and hereby conveyed; and from said point of beginning run thence North 14 degrees East along said fence
448.4 feet to a fence corner on top of a hill; thence South 69 degrees 25 minutes East along a fence a distance of
171.5 feet; run thence South 11 degrees 37 minutes West a distance of
310.4 feet to the northeast corner of the “Well Lot”; thence around said “Well Lot” North 78 degrees 20 minutes West 30 feet; thence South 11 degrees 37 minutes West 15 feet; thence South 78 degrees 23 minutes East 20 feet; thence South 11 degrees 37 minutes West 90 feet to the north line of Standard Hill Road at the southeast corner of the tract hereby conveyed; thence along the north line of Standard Hill Road North 83 degrees West 190 feet to the point of beginning, and being Lot One (1) of the Division of the Florence H. Williams Property shown by plat of G. E. Strickland, Surveyor, Nov. 1962.
Parcel 2: For the sole use and benefit of the owner of Parcel 1, the tract hereinabove conveyed, and subject to the provisions hereinafter stated, the Trustors have conveyed an undivided one-fifth (1/5) interest in and to a certain well on the hereinafter described tract, together with one-fifth (1/5) interest in the pump, casings, engine and other equipment used in connection therewith, and the right to take one-fifth (1/5) of the water from the well and to use same for domestic purposes ONLY, either directly or by storing same, together with the right to convey water from said well to the tract hereinabove conveyed by pipe, hereby granting to grantee, for the use and purpose of conveying such water as aforesaid, an easement on, in and over and across the following tract of land, to-wit:
Beginning at the southeast corner of Parcel 1, the tract hereinabove conveyed, and run thence South 83 degrees East 10 feet; thence North 11 degrees 37 minutes East 105 feet; thence North 78 degrees 20 minutes West 30 feet; thence South 11 degrees 37 minutes West 15 feet; thence South 78 degrees 23 minutes East 20 feet; thence South 11 degrees 37 minutes West 90 feet to the point of beginning, and being the “Well Lot” shown on plat of the Division of the Florence H. Williams Property by G. E. Strickland, Surveyor, Nov. 1962.
This conveyance is made upon the express provision that the grantees, their heirs and assigns, shall bear one-fifth of all expenses in connection with the operation of said pump and engine and keeping the same in repair, and one-fifth of all the expenses in connection with the maintenance of said well and all things accessory thereto; that grantees, their heirs and assigns shall keep and maintain their pipe and all storage tanks in good order so that there will be no leakage or seepage therefrom; and grantees and subsequent owners of benefited property shall not have the right to permit any other person to tap onto any pipe or tank from said well.
Parcel 3: Certain real property located and situated in Warren County, Mississippi and being a part of Lot Five (5) of Stephen Barefield Survey, the plat of which is recorded in Administrator’s Account Book “PP”, Page 427 of the records in the office of the Chancery Clerk of Warren County, Mississippi, more particularly described as follows, to-wit: Beginning at the Southeast corner of the tract of land conveyed to Frank J. Norwood and Wanda Mae Norwood by deed dated November 15, 1962 and recorded in Deed Book 378 at page 184 of the Land Deed Records of Warren County, Mississippi and from said Point of Beginning run thence south 83 Degrees East 10 feet; thence: North 11 Degrees 37 Minutes East 105 feet; thence North 78 Degrees 20 Minutes West 30 feet; thence South 11 Degrees 37 Minutes West 15 feet; thence South 78 Degrees 23 Minutes East 20 feet; thence South 11 Degrees 37 Minutes West 90 feet to the, point of beginning, and being the “Well Lot” shown on plat of the Division of the Florence H. Williams Property by G. E. Strickland, Surveyor, November 1962.
