TRUSTEE’S NOTICE OF SALE
WHEREAS, on April 29, 2022, Bryan S. Owens executed a deed of trust to Leslie R. Sadler, Trustee for the benefit of Mutual Credit Union, which deed of trust was recorded in Book 1743 at Pages 786 in the office of the Chancery Clerk of the County of Warren, State of Mississippi; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said deed of trust, and the legal holder of said indebtedness, Mutual Credit Union having requested the undersigned Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust for the purpose of raising the sum due thereunder, together with attorney’s fees, Trustee’s fees and expense of sale;
NOW THEREFORE, I, Leslie R. Sadler, Trustee in said deed of trust, will on the 8th day of April, 2026, offer for sale at public outcry for cash to the highest bidder, and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.) at the West Front door of the County Courthouse at Vicksburg, County of Warren, State of Mississippi, the following described property situated in the County of Warren, State of Mississippi, to-wit:
That part of the John A. Klein Survey, unrecorded, in the City of Vicksburg, Warren County, Mississippi, commencing at a point on the North Side, 73 feet 2 inches West of the Southeast corner of the lot which was conveyed by Elizabeth B. Klein to March C. Gessell by deeds of record in Deed Book 103 at Page 71 and Book 104 at Page 84 of the Land Records of Warren County, Mississippi, and running thence North on a line parallel with Oak Street 100 feet; thence West on a line parallel with Speed Street 36 feet 7 inches; thence South on a line parallel with Oak Street 100 feet to Speed Street, and thence East along the North line of Speed Street 36 feet 7 inches to the point of beginning, the property being the same that was conveyed by that certain Warranty Deed recorded in the Land Records of Warren County, Mississippi, in Book 1082, Page 805, as corrected by that certain Correction Warranty Deed recorded in the Land Records of Warren County, Mississippi in Book 1094, Page 850.
I WILL CONVEY only such title as is vested in me as Trustee.
