PUBLIC NOTICE

NOTICE OF SUBSTITUTE TRUSTEE’S SALE

STATE OF MISSISSIPPI
COUNTY OF WARREN
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated June 17, 2005, executed by VERA G. WILLIAMS conveying certain real property therein described to JOHN J. OWENS, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, AS NOMINEE FOR AMERITRUST MORTGAGE COMPANY, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Warren County, Mississippi filed and recorded August 12, 2005, in Deed Book 1547, Page 376; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK,AS TRUSTEE FOR THE CERTIFICATE HOLDERS OF THE CWABS, INC., ASSET-BACKED CERTIFICATES, SERIES 2006-20; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on April 16, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the Front Steps of the Warren County Courthouse, 1009 Cherry Street, Vicksburg, MS 39183 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Warren County, Mississippi, to wit:
THAT PART OF SECTION 9. TOWNSHIP 16. RANGE 4 EAST, BEGINNING AT A POINT MARKING THE NORTHEAST COMER OF PROPERTY INHERITED BY MARY A. WOODS, RUNNING THENCE SOUTH 363 FEEL TO THE NORTHEAST COMER OF THE PROPERTY CONVEYED TO ROSIE SESSION BY DEED EXECUTED BY MRS. M. A. WOODS BEARING DATE OF APRIL 1, 1921, RECORDED IN BOOK 148, PAGE 317 OF THE LAND RECORDS IN THE OFFICE OF THE CLERK OF THE CHANCERY COURT OF WARREN COUNTY, MISSISSIPPI; THENCE NORTH 76 DEGREES WEST ALONG THE NORTH LINE OF SAID SESSIONS PROPERTY 746 FEET TO THE NORTHWEST COMER OF SESSIONS PROPERTY; THENCE NORTH TO THE NORTHWEST COMER OF LAND FORMERLY OWNED BY MARY A. WOODS ADJOINING THE ODD HAYES PLACE; THENCE IN A SOUTHEASTERLY DIRECTION FROM THE NORTHWEST CORNER TO THE NORTHEAST CORNER OF THE PROPERTY FORMERLY OWNED BY THE SAID MARY A. WOODS, CONTAINING 8 1/2 ACRES, AND BEING THE SAME PROPERTY CONVEYED TO DELIA FLOWERS BURRIS FROM WILLIE G. THOMAS BY DEED DATED SEPTEMBER 1, 1934, RECORDED IN BOOK 192, PAGE 294 OF THE WARREN COUNTY LAND RECORDS, LESS AND EXCEPT THAT PART CONVEYED TO J. C. FLETCHER BY DEED DATED AUGUST 13, 1947, RECORDED IN BOOK 263, PAGE 540 OF THE WARREN COUNTY LAND RECORDS
PROPERTY ADDRESS: The street address of the property is believed to be 301 LOVERS LN, VICKSBURG, MS 39183. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
