PUBLIC NOTICE

NOTICE OF SUBSTITUTED TRUSTEE’S SALE

WHEREAS, on 09/28/2004, CLAUDETTE ANDERSON, A SINGLE PERSON executed a Promissory Note payable to the order of NEW CENTURY MORTGAGE CORPORATION.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 09/28/2004, executed by CLAUDETTE ANDERSON, A SINGLE PERSON and being recorded on 10/01/2004 in Book 1493, Page 535 of the records of the Warren County, State of Mississippi; and which aforesaid Instrument conveys to COLLINS LAW OFFICE, Trustee and to NEW CENTURY MORTGAGE CORPORATION, as Beneficiary, the hereinafter described property; and
WHEREAS, NEW CENTURY MORTGAGE CORPORATION assigned said Deed of Trust to U.S. Bank N.A.,in its capacity as Trustee for the registered holders of MASTR Asset Backed Securities Trust 2005-NC1, Mortgage Pass-Through Certificates, Series 2005-NC1 via an instrument filed of record on July 1, 2007 as Document No. 247273, in Book 1454, and at Page 695A in the office of the Clerk of the Warren County, State of Mississippi; and
WHEREAS, U.S. BANK N.A., IN ITS CAPACITY AS TRUSTEE FOR THE REGISTERED HOLDERS OF MASTR ASSET BACKED SECURITIES TRUST 2005-NC1, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-NC1 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 01/13/2026 and recorded on 02/02/2026 in Book 1726, Page 202 as Document No. 430891 of the records of the Warren County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 03/13/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Front Steps, Warren County Courthouse, 1009 Cherry Street, Vicksburg, MS 39183, the following described property located and situated in Warren County, Mississippi, to wit:
I. BEGINNING AT THE NORTHWEST CORNER OF LOT 1 OF SKY HEIGHTS SUBDIVISION, A PLAT OF WHICH IS DULY RECORDED IN BOOK 116, AT PAGE 164, OF THE LAND RECORDS OF WARREN COUNTY, MISSISSIPPI, AND WHICH SAID POINT OF BEGINNING IS IN A CEMENT GUTTER ON THE SOUTH SIDE OF SKY FARM AVENUE, AND RUNNING THENCE SOUTH 58 DEGREES 15` WEST ALONG THE SOUTH SIDE OF SKY FARM AVENUE A DISTANCE OF 98 FEET 9 INCHES TO A POINT IN SAID CEMENT GUTTER; AND THENCE LEAVING SAID AVENUE AND RUNNING SOUTH 17 DEGREES EAST 10 FEET TO AN IRON ON TOP OF A HIGH KNOB, WHICH SAID IRON LIES 3.15 FEET WESTERLY FROM THE CENTER OF A SMALL HACKBERRY TREE; AND THENCE CONTINUING SOUTH 17 DEGREES EAST, 45 FEET TO THE NORTHERN END OF A FENCE; AND THENCE WITH SAID FENCE SOUTH 9 DEGREES EAST A DISTANCE OF 12 FEET TO THE CENTER OF AN 18 INCH ELM TREE; AND THENCE CONTINUING WITH SAID FENCE SOUTH 9 DEGREES WEST A DISTANCE OF 53 FEET TO A FENCE CORNER; AND THENCE WITH SAID FENCE SOUTH 82 DEGREES 40` EAST A DISTANCE OF 90 FEET 6 INCHES TO A FENCE CORNER; AND THENCE CONTINUING SOUTH 82 DEGREES 40` EAST A DISTANCE OF 86 FEET TO AN IRON ON THE BOUNDARY LINE OF LOT 1, SKY HEIGHTS SUBDIVISION HEREINABOVE MENTIONED; AND THENCE FOLLOWING THE BOUNDARY LINE OF SAID LOT 1 WITH THE FOLLOWING BEARINGS AND DISTANCES: NORTH 46 DEGREES 25` WEST, 102 FEET ALONG A FENCE TO AN IRON; AND NORTH 9 DEGREES 25` EAST ALONG A FENCE 31.7 FEET TO AN IRON AT THE END OF SAID FENCE; AND THENCE NORTH 16 DEGREES 55` WEST A DISTANCE OF 100 FEET TO THE POINT OF BEGINNING; TOGETHER WITH ALL AND SINGULAR THE BUILDINGS AND IMPROVEMENTS THEREON SITUATE AND THE APPURTENANCES THEREUNTO APPERTAINING AND BELONGING.
II. BEGINNING AT AN IRON MARKING THE WESTERN CORNER OF SAID LOT 1 OF SKY HEIGHTS SUBDIVISION, AND RUNNING THENCE ALONG THE WEST LINE OF SAID LOT 1 NORTH 9 DEGREES 25` EAST A DISTANCE OF 31.7 FEET TO ANOTHER IRON ON THE WESTERN LINE OF SAID LOT 1 AND THENCE LEAVING SAID WESTERN LINE AND RUNNING SOUTH 81 DEGREES EAST, 37.7 FEET TO A POINT AT OR NEAR THE NORTHEAST CORNER OF THE GARAGE, THIS LAST MENTIONED LINE BEING AT OR NEAR THE NORTH LINE OF SAID GARAGE AND RUNNING THENCE NEAR THE EAST LINE OF SAID GARAGE SOUTH 38 FEET 2 INCHES TO A CONCRETE SLAB CORNER, AND THENCE SOUTH 9 DEGREES 25` WEST A DISTANCE OF 15 FEET TO THE SOUTHWESTERN BOUNDARY LINE OF SAID LOT 1 OF SKY HEIGHTS SUBDIVISION, AND THENCE ALONG SAID BOUNDARY LINE OF SAID LOT NORTH 48 DEGREES 25` WEST TO THE POINT OF BEGINNING.

Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
