PUBLIC NOTICE

SUBSTITUTE TRUSTEE’S NOTICE OF SALE

WHEREAS, on December 10, 2018, Krista Lee Carter and William E. Ryals executed a deed of trust to Robert B. Andrews, Trustee for the benefit of RiverHills Bank which deed of trust is recorded in Book 1733 at Page 514 of the Land Records of Warren County, Mississippi; and
WHEREAS, on December 15, 2021, RiverHills Bank substituted Robert G. Ellis as trustee in the Deed of Trust in place of Robert B. Andrews, and any subsequently appointed Trustee by instrument recorded in Book 1670 at Page 788 in the office of the Chancery Clerk of the County of Warren, State of Mississippi; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said deed of trust, and the legal holder of said indebtedness, RiverHills Bank, having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust for the purpose of raising the sums due thereunder, together with attorney’s fees, Trustee’s fees and expense of sale;
NOW THEREFORE, I, Robert G. Ellis, Substitute Trustee in said deed of trust, will on the 3rd day of February, 2022, offer for sale at public outcry for cash to the highest bidder, and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.) at the West Front door of the County Courthouse at Vicksburg, County of Warren, State of Mississippi, the following described property situated in the County of Warren, State of Mississippi, to-wit:
Part of the Bettie Jane Lee Tract (ref: 958/448) located in Part of Section 23, Township 16 North, Range 4 East, Warren County, Mississippi
Commencing at the Northeast corner of the Bettie Jane Lee Tract as recorded in Deed Book 958 page 448 of the Land Records of Warren County, Mississippi, said point being further described as an iron pin on the West side of a local gravel road and run thence along the East line of the said Lee Tract (also the West side of said local gravel road) S 33°45’00” W, 117.00’ to an iron pin and the POINT OF BEGINNING of the following described tract; from said POINT OF BEGINNING thence continuing along the East line of the Lee Tract (also the West side of said local gravel road), S 33°45’00” W, 78.00’ to an angle point in the East line of the aforementioned Lee Tract; thence continuing along the East line of the Lee Tract (also the West side of said local gravel road), S 36°45’00” W, 75.00’ to another angle point in the East line of the aforementioned Lee Tract; thence continuing along the East line of said Lee Tract (also the West line of said local gravel road), S 22°15’00” W, 40.00’ to the Southeast corner of the Lee Tract; thence leaving the West side of the said local gravel road and running along the South line of the Lee Tract. N 67°35’00” W, 81.00’ to a point on the East bank of a small lake, said point also being the Southwest corner of the aforementioned Lee Tract; thence along the meanderings of the East bank of said lake (also the West line of the Lee Tract), a chord of N 16°29’57” E, 201.68’; thence leaving the West line of the aforementioned Lee Tract (also the East bank of said lake) and run S 62°45’00” E, 136.06’ to the POINT OF BEGINNING and containing 0.473 Acres more or less and being part of the Bettie Jane Lee Tract all located in Part of Section 23, Township 16 North, Range 4 East, Warren County, Mississippi.
I WILL CONVEY only such title as is vested in me as Substitute Trustee.
